Triad Properties has participated in disposition services that have generated more than $685 million of property sales across all property sectors. Recently, Triad Properties served in a brokerage capacity resulting in the sale of a number of properties located in Huntsville. For example, the Company sold Technology Centre, a 70,000 square foot R&D project; the ITT building, an 81,000 square foot build-to-suit adjacent to Research Park, the L-3 building located in Research Park West, and Crestwood Medical Pavilion, a four story medical office building located on the hospital campus.

Lease Negotiations

Triad Properties coordinates with building owners, investors and property managers to develop leasing strategies that enhance property value through occupancy and improved cash flow. Because Triad Properties understands the importance of creating the right tenant mix, client properties are marketed to prospective tenants using a variety of traditional and non-traditional, technology-based marketing strategies.

Creating value to the ownership entity through negotiation of a favorable lease requires sensitivity to the landlord’s and tenant’s objectives as well as a keen understanding of the impact that the lease economics, as well as other non-economic terms and conditions, have on the project’s capitalization and value. To determine the lease economics impact on the property’s value, discounted cash flow models are employed when evaluating various lease term and economic alternatives. Triad Properties focuses on not only initial rent and term but also on effective utilization of space, load factors, expense stops, expansion provisions, renewal and purchase options and subleasing rights to create value for the user.

When leasing space for the Landlord, Triad creates value to the ownership entity through the negotiation of favorable lease terms, including ground leases, while maintaining sensitivity to the lease’s impact on the project’s value. In representing both the tenant and the landlord, Triad maintains an involvement in the project long after the lease is over, identifying other resources that might be needed in the leasing process, as applicable, such as network experts, and movers.
