Triad Properties History

Triad Properties was founded in 1993 as a Huntsville-based real estate development company that specialized in developing, leasing and managing office build-to-suits for Fortune 500 and local companies in the Huntsville market.  Triad Properties quickly expanded its corporate infrastructure to become a real estate operating and investment company with broader geographic reach. During this time, it capitalized on market conditions by adopting a contrarian approach by specializing in the acquisition of opportunistic commercial real estate investments during an economic downturn.  In 1994, two midrise Class A office buildings in the Galleria and Buckhead submarkets of Atlanta were acquired by forming joint ventures with local investors.

As Triad Properties continued expanding to major metropolitan areas in the southeast and southwest, it began to diversify by engaging in the horizontal development of a 102 acre industrial park with the Trammell Crow Family Trust in Atlanta’s I-75 industrial submarket.  In addition, Triad Properties initiated a vertical industrial development program with The Trammell Crow Company in Atlanta’s I-85 and I-75 industrial corridors. During the following years, additional projects were acquired and developed in other metropolitan markets such as Dallas, Orlando, Tulsa, Nashville, Ft. Myers, and Memphis. To date, Triad Properties has formed partnerships and limited liability companies that have been capitalized by local investors, institutional investors and internally generated capital to acquire and develop more than 8.7 million square feet of office and industrial product in the Southeastern and Southwestern United States. Furthermore, Triad’s executive team members have been involved in the property management and brokerage on its behalf and for life insurance clients such Principal, CIGNA, Aetna, Teachers, Mass Mutual, State Farm and Travelers, and for pension fund advisors such as AEW Capital Management, RREEF, and G.E Capital, and for opportunity funds such as Morgan Stanley and the Archon Group, as well as the Government of Singapore.

Huntsville-based Triad Properties’ history of successful transactions reflects the senior management’s extensive, in-depth practical knowledge of real estate markets and transaction structures.  All principals have earned advanced degrees or have earned professional designations as Certified Public Accountants.  These principals play an active role in establishing Triad Properties’ strategic direction and in providing the services offered.  This hands-on approach, coupled with Triad Properties’ creativity, institutional discipline, entrepreneurial spirit and commercial  real estate experience, have positioned Triad Properties, and its joint venture partners,  to identify, analyze structure, underwrite and capitalize on a wide variety of high yield, opportunistic real estate acquisitions.  On a parallel basis, Triad Properties continues to increase its investor base to expand build-to-suit and medical office acquisition and development platform.
